SAUNA PASILA – BOOKING TERMS FROM 1.9.2025
Reservation
The start and end time of the reservation are stated in the offer. The premises are at your disposal at the time specified in the booking confirmation. All preparations and dismantling related to the event must take place within the rental period. The rented premises must be empty no later than at the end of the reservation. The Lessor has the right to charge for exceeding the rental period in accordance with the additional hourly price list.
A Customer under the age of 25 must, at their own expense, order a security steward from the Lessor to maintain order during the event for the entire duration of the reservation or at least from 21:00 onwards within the rental period. By separate agreement, the Customer may also order a police-approved security steward from an external provider. The security steward must hold a valid license. The Customer must also, at their own expense, order security from the Lessor when the majority of the users of the premises are under 25 years of age.
The charge for security is €45 + VAT 25.5% / hour; on public holidays the charge is double. Events with more than 50 persons require two security stewards.
The Lessor has the right to charge the Customer a security deposit in connection with the reservation, which will be returned after the event provided that the terms of the agreement have been followed and the premises are in the same condition as at the beginning of the rental.
Any additional hours must be agreed separately with the Lessor and will be charged according to the price list. Used bathrobes, additional towels and sauna bench covers, as well as other ordered additional services, are to be paid on site via MobilePay or invoiced separately from the Customer immediately after the event. Organizing paid public events in the premises is prohibited without prior written permission from the Lessor.
The Customer must notify additional hours either before the reservation begins or during the reservation. Before the reservation begins, the Customer may contact customer service regarding additional hours either by email at tilat@osaamistehdas.fi or by phone at 0400 567 429.
Any meeting catering ordered through Osaamistehdas must be ordered at the time of booking or no later than 7 business days before the reserved time with a separate offer.
Cancellation Terms
Cancellation more than 30 days before the rental period: a reservation fee of 25% of the total rental price will be charged.
Cancellation less than 30 days before the rental period: the full price of the reservation will be charged.
Reservations made less than 30 days before the rental period: the full price of the reservation will be charged.
Cancellation must always be made in writing to tilat@osaamistehdas.fi.
If the Customer wishes to reschedule the reservation, the Lessor will charge the Customer €120 + VAT 25.5% for rescheduling and handling, as well as any difference between rental prices. The Lessor does not compensate for price changes. If the event must be interrupted due to the Customer or an external authority, the Lessor is not obliged to compensate for any unused rental time or indirect costs. For all refunds exceeding €100, at least €15 + VAT 25.5% will be deducted for transaction and accounting costs.
Prices and Payment Terms
Valid prices are defined on the Osaamistehdas website or in the offer provided directly by the Lessor. The applicable VAT will be added to the stated prices unless otherwise specified in the offer.
The rental price is paid by invoice. An invoicing fee of €10 + VAT 25.5% will be added. The payment term is 7 days. Late payment interest is charged in accordance with the Interest Act.
The Customer must provide the following billing details when placing the order, unless previously provided:
- Company name
- Business ID
- Billing address, possible e-invoicing address
- Possible invoice reference
Access to Premises, Locking Doors and Return of Keys
Keys can be collected at a separately agreed time from the Sauna Pasila / Osaamistehdas office in Pasila, at Ratamestarinkatu 11. A key handover agreement will be signed upon collection. The recipient of the key must be at least 18 years old and must prove their identity if requested.
The rented premises and doors leading to them must be locked at the end of the reservation. Keys must be left in the premises on the kitchen table at the end of the reservation. If the keys have not been returned according to the instructions, the Customer is liable to compensate the Lessor for the costs incurred. If the Customer hands over the keys to a third party, they are responsible for any misuse. The Customer is obliged to read and follow the instructions.
For lost keys, the Lessor will charge at least €120 + VAT 25.5% + the direct and indirect costs related to acquiring new keys or, if necessary, the cost of rekeying the locks. For door opening, we charge at least €120 + VAT 25.5%.
Additional Cleaning and Damages
The Customer is responsible during the rental period for any damage caused to the Lessor, the property and/or a third party or their property (including indirect damage), as well as the full costs of repair.
The Customer is not allowed to move furniture in the premises. The premises must be left in a tidy condition at the end of the rental period (loose waste in bins, plastic and glass bottles and cans in separate collection containers, dishes collected onto the kitchen counter, furniture in the same places as at the beginning of the rental, and the premises in generally tidy condition).
Waste, bottles and cans may be left in the designated collection containers inside the premises. Dishes should be placed in the dishwasher, the machine turned on, and remaining dishes may be left on the sink area up to one dishwasher load (max. dishes for 15 persons). If a large amount of dishes accumulates, we recommend washing dishes during the event. For excess unwashed dishes, additional cleaning costs of €45 + VAT 25.5% / starting hour will be charged.
The rental includes standard daily cleaning of a generally tidy space, including floor cleaning, cleaning of sanitary facilities and sauna, surface cleaning, and removal of waste and bottles.
If additional cleaning is required after the rental, the Lessor will charge the Customer based on actual costs at €45 + VAT 25.5% / starting hour, double on Sundays and public holidays. Biohazard cleaning is €75 + VAT 25.5% / occurrence. Damage to the property or movable items will be charged according to actual costs.
For broken movable property, the Lessor has the right to charge the Customer the replacement value and/or repair costs, as well as procurement costs and possible removal and recycling costs. Removal of decorations, tapes, or items left by the Customer will always be charged as additional cleaning.
Separately Charged Items
- If the permitted number of persons is exceeded: €320 + VAT 25.5%
- Lost or damaged towels: €20 + VAT 25.5% / towel
- Biohazard cleaning: €75 + VAT 25.5% / occurrence
- Broken movable property: replacement value and/or repair costs + minimum procurement costs €75 + VAT 25.5% and disposal/recycling costs €75 + VAT 25.5%, or according to subcontractor invoice
- Using emergency exits or keeping the main entrance or other locked doors of the property, accessible with a key fob, open for more than one minute will trigger an alarm; false alarms are charged according to the security company price list, minimum €150 + VAT 25.5%
- Use of a smoke machine is strictly prohibited; resulting fire alarm costs are the responsibility of the Customer
Security guard visits and false fire alarms are always fully charged to the Customer according to actual costs
Time spent on contract violations and additional investigations: €45 + VAT 25.5% / starting hour
If the premises cannot be rented due to damage, the Customer is liable for the full rental loss for the entire period
House Rules
The maximum number of persons stated in the premises description or booking confirmation must not be exceeded. Please note that the entrance lobby is under recording camera surveillance. The Lessor or its authorized representative has the right to interrupt the event if it is considered to cause disturbance or if capacity is exceeded.
The Customer must comply with the premises-specific and building or housing company rules.
Smoking is only allowed in designated areas. Access and use must not disturb others.
Quiet hours outside the premises begin at 21:00. Upon leaving, guests must move to public areas without causing disturbance.
Bringing own DJ equipment or large PA systems is prohibited unless agreed.
Own food and drinks are allowed.
Appropriate clothing is required outside the rented premises; moving in towels is prohibited.
Unnecessary movement in common areas must be avoided.
The Customer must ensure the premises are in order and the sauna heater is turned off when leaving.
Lost Property
The Lessor is not responsible for items left behind. Lost property can be inquired via email. Items are not delivered but must be collected separately. Storage time is 2 weeks.
Complaints
Complaints must be made immediately upon noticing any issue.
Disputes
Finnish law applies. Disputes are handled in Finnish. Primary resolution is negotiation; otherwise, disputes are settled in the Helsinki District Court.
Lessor’s Right to Cancel
The Lessor reserves the right to cancel due to force majeure or double booking without liability beyond refunding the paid rent.
The Lessor reserves the right to change terms and prices.
We reserve the right to amend or update these terms if necessary.
